San Marcos’ hillsides and ridgelines are an important part of the City’s identity and natural beauty. The Ridgeline Protection Overlay Ordinance was adopted to preserve these features while allowing for responsible development.  The ordinance is designed to:

• Protect scenic views and the City’s unique character.
• Ensure new development blends with natural terrain.
• Limit grading, height, and placement of buildings near ridgelines.
• Conserve native habitat and open space.

Projects within overlay areas are subject to additional review and design standards. These may include reduced building heights, setbacks, or landscaping requirements to minimize visual impacts and maintain the prominence of natural ridgelines.
