Plan review is the first stage of the building permit application process for all construction projects.
Plans are prepared to depict all work that is intended to be accomplished in the proposed project. Depending on the proposed scope of work, the plans should include architectural, structural, mechanical, electrical, plumbing and energy compliance plan sheets; each project will vary.
A plan review is required for all new structures, additions or alterations to existing structures, and minor residential improvements. When an application has been assigned a plan check number, and PDF files have been received, the digital plans are then routed to the Planning, Engineering, Fire and Building departments for review (Note: department routing is assigned as needed and varies per project type). Re-submittals may be required to address any corrections necessary identified in review comments. When all assigned departments have approved, plans will be routed for fees, record retention, and any other permit requirements. The Building Permit Technician will notify the applicant via email when the (RTI) ready to issue checklist is prepared.
